Home Inspection Reports

Home

What are home inspection reports? More importantly, what comes into a good one? Anyone with a home inspector’s license can offer you a report, but is it worth having? Is it worth the cost of home inspection? The purpose of this article is to help mark the key aspects of a great home inspection report.

A general home inspection should cover nearly every area of the home, from basement to roof. The pipes, toilets, sinks, bathtubs, and other aspects of the plumbing should be inspected. The circuit breakers, electrical outlets, light fixtures, and wiring should be inspected. Any air conditioners, water heaters, furnaces, and ventilation ducts should also be inspected.

The exterior of the house should be evaluated for the condition of driveways, sidewalks, and fences. The condition of all doors, windows, and walls should also be determined. Proper drainage of the property should be identified and inspected. At this point the roof should also be inspected from the outside, but keep in mind that most general home inspections do not include a roof certification unless you specifically request one. The roof is important enough to garner its own, specialized inspection that you should consider if the roof appears to be in bad shape.

If you have a garage it should be inspected, as well. The most important areas are the condition of the floor slab, the firewall, the ventilation, and the roof.

A general home inspection report should provide you with a list of areas of concern to the inspector. It may not be a problem now, but it could become one. Roofs that have a short life expectancy, any malfunctions in the air conditioning or heating systems, any defects in the foundation, any drainage issues; all these could become serious problems if they are not taken care of within a reasonable amount of time as you can read from this Blog.

Is a general inspection worth the home inspector cost? The short answer is yes, it is. A good report will give you a checklist of everything in your home that was inspected, followed by the condition of each item and any areas that you should get looked at. Should you require it the inspector service can likely provide you with specialized services such as roof inspections or a mold review. The service can also provide you with great home inspection tips so you can do a preliminary inspection before anyone even arrives.

The Knit Dress – Winter Cardigans

Home

This season the knit dress has been extremely popular and it is obvious why. With this style you can dress it up or down depending on your mood and the occasion. The look comes in many different shapes and colors, although the darker shades are of course more flattering.

Chunkier cardigan versions are available, as are fine knit dresses just below the knee rising to mini level. With this look it is more acceptable to go for the shorter length as the woollen material stops it looking trashy. Team your knit dress with boots for the weekend or try flats at work. Either way thick tights are a must to keep the cold at bay and also to show off your silhouette that may be otherwise hidden under the dress.

Knit Dresses and Cardigans

Choose a knit dress that has a scoop or V-neck if you are larger on top as this will flatter a large cleavage. If you have an hourglass figure then team yours with a belt and select a fitted one with a high neck if you have a petite or athletic shape. Those who have an apple shaped figure can still wear this style, wear yours underneath a long shirt or cardigan undone to create a line down the center of the body and you are set to go.

With chunkier knits, make sure you keep the rest of your outfit fitted close to the body to avoid looking shapeless and you have a look that will take you well into spring. If you search online you’ll get much better deals and vast choice from wholesale clothing vendors.

This Knit Dress is ideal for those with a small bust. Slender pear shapes and those with an athletic figure would suit this style.

Cataract basics

Health

Cataract is the changing of the clarity vision of the natural lens in the eye which becomes blurred. Most people with the age over 60 experience this kind of disease. This disease is very common at older people. A cataract can be placed at one eye or at both eyes. But you don’t have to worry about spreading. This can not happen. Let’s understand about Cataracts.

Cataract surgery

The cataract surgery is done in a hospital or in an ambulatory center.

There are three methods for cataract surgery:

Phacoemulsification is a form of cataract surgery. For this method it is used a microscope. The doctor will make a small incision in the eye area. Once the cataract is out, the natural lens will be replaced with an artificial one. This method is the most used form of cataract removal. This type of surgery needs minimal sedation and eye drops but there is no need for stitches.

Extracapsular cataract surgery. This is a method used for very advanced cataracts. This type of cataract surgery method needs a larger incision so that the cataract can be removed at once without being fragmented in the eye. This method is requiring a various number of sutures for closing the wound. The recovery is slower than the one from phacoemulsification.

Intracapsular cataract surgery. The intracapsular cataract surgery needs an even larger incision, because the doctor will be forced to remove the entire lens. This method requires that the lens are placed in front of the flag (iris). It is a very rare method. Nowadays is rarely used.

The cataract surgery procedure starts by placing some eye drops in your eyes for pupil dilatation and anesthetize the area of your eye. The anesthesia is enough for patients to feel just about nothing. The surgeon will insert an instrument through a small incision and after this he will use an ultrasound for breaking your cataract. Your natural lens will be replaced with the artificial lens. The artificial lens will be inserted through the same small incision. During the operation you will be aware of everything what happens, but you will be unable to see the surgery itself.

How to Dispose of Energy Saving Light Bulbs

Home

People who are concerned about keeping their home energy costs down usually know that they need to purchase energy efficient light bulbs to replace traditional bulbs throughout the home. The one thing that holds a lot of people back from doing this is that they’ve heard rumors that these cost-saving bulbs can be tough to dispose of when you don’t need them anymore. That doesn’t have to be the case.

Consider LED Bulbs

One smart way to go is to choose LED light bulbs. These light bulbs contain no toxic elements and can be disposed of in your normal trash. They are the most energy-efficient light bulbs on the market today and can save you a lot of money over the course of their lifetimes. In fact, they last several years so you don’t even need to worry about their disposal very often at all. The one drawback to these bulbs is that they cost more initially than other bulbs, which can be prohibitive to purchasing them if you’re on an immediate budget.

Disposing of CFL Bulbs

The more common option for energy efficient light bulbs in the home is to use compact fluorescent bulbs (CFLs). These are the ones that are a little bit tougher to dispose of. They contain small amounts of mercury, a toxic chemical that can’t just be sent to the dump with your normal trash. However, there are several different options for proper disposal of these bulbs:

  • Drop them off at a local store that handles their disposal. There are many stores that accept CFLs and will dispose of them for you. Two of the biggest examples are IKEA and Home Depot. Ask around locally to see if this is an option in your area.
  • Place them in your neighborhood’s hazardous waste collection bin. Many communities do hazardous waste collections a few times each year. CFL bulbs can be saved for placement in these collections when they come around.
  • Get information about hazardous waste disposal in your area. If your neighborhood doesn’t come by to collect this waste then contact your local trash collection service to find out how hazardous waste is supposed to be disposed of in your area. There is usually somewhere that you can go to drop of these materials including CFL bulbs.

Note that if you break a CFL bulb then you should handle its disposal carefully to make sure that you aren’t exposed to the mercury inside. Open all of the windows and leave the room for at least twenty minutes. Come back into the room with a wet rag and wearing disposable gloves and clean up the entire area. Put the bulb, the rag and the gloves into a plastic bag. Put this bag in a second plastic bag and seal both bags. Dispose of this in whatever manner your area requires for disposal of hazardous materials.

Whether you choose LED or CFLs, these energy efficient bulbs can help you save money on your monthly electricity bill as you can read from this Simple tips to save energy article.

Are Solar Panels Right for You?

Home

Solar panels are not the right choice for everybody. For example, if you’re planning on selling your home within the next 5 years, then it might not make financial sense to invest in the installation of solar panels. And if your roof is in need of repairs or replacement, you might also want to wait before installing solar panels as you can read from these tips and advice.

But if you can say yes to these questions, then solar panels may be perfect for you:

  • Do you want to create your own source of electricity?
  • Do you own your home (with or without a mortgage)?
  • Is your roof in good condition?
  • Does your home receive adequate sunlight (not in the shade 24/7)?
  • Do you plan to stay put for at least 5 more years?

Everybody has different reasons for installing home solar panels. Your reasons for considering solar panels may be the same as the ones listed above. In any case, it’s worth looking into it further.

Best Family Pet

Pets

Choosing a family dog is also a choice of gender. This is a matter of personal preference. It’s implanted in a dog’s genes to reproduce. Females are at regular times in heat. During this period, which is about 2 to 3 weeks, they are looking for a dog, any dog at all. Some female even break loose to mate. Needless to say dogs are always interested in a bitch in heat. They will howl all night, stop eating, break loose, in other words, the “s..” word is flickering in their eyes! Spaying your female or neutering your dog is an option. But without consistent food control, spaying or neutering can lead to obesity. Even the coat texture can change. Some breeds turn into fluffy bears. Regular and thorough grooming may help. On the other hand, most vets will tell you that spaying or neutering will minimize diseases like cancer. Before spaying or neutering your dog, this option should always be discussed with your personal vet.

The decision you make when choosing a family dog will probably influence your life for the next 10 to 15 years. With this knowledge and these tips for pet choice as backup, you will hopefully make the right choice. Nothing is more fulfilling than bonding with your dog and enjoying life together!

Now you still have to figure out if choosing a family dog is choosing a full breed or a mixed breed puppy. Or maybe you would rather take a full grown dog or a dog from a shelter? Everything has its advantages and disadvantages. So feel free to explore our website to find out more on these subjects!

Property Inspection

HomeReal Estate

If an inspector is handling more than 3 or 4 appointments in a day, beware:

He may have a “helper” or employee on site with him, who may not inspect as thoroughly as he does.

He may pay a secretary to write the inspection reports based on his field notes, leaving a lot of room for errors.

He may be rushing through each inspection for maximum profit, trying to do too much in a day. In any of these events, defects and details may get left out of the inspection report. It makes you wonder what else might be wrong that didn’t make it to your inspection report…

What about on-site reporting?

The physical act of inspecting a home and taking notes takes nearly 3 (or more) hours. An inspector who says they provide an “on-site” report may spend as much or more time writing the report than actually inspecting the home and defects may get missed, or you may end up with an unprofessional or confusing report, even if special report forms are used.

The other important point is that when you inspect a house, minor defects in one or more areas may point to a common defect or condition (such as old plumbing, ceiling stains and a spinning water meter). Elaborating on the defects or conditions might be needed, but cannot be done once an onsite report is filled out & completed. Find more useful tips from these Articles.

What about professional tools & equipment?

Most inspectors carry a flashlight, an outlet tester, maybe a ladder, and if you’re lucky, a digital camera. But if the point of getting a home inspection is to get more information about that home, the home inspector should have an array of tools at his disposal.

Take good oral care

Health

For some people, the idea of visiting dentists strikes fear into their hearts. However, this doesn’t have to be the case when a person knows what to expect and is well prepared for their visit. Taking good care of one’s teeth is a great place to start. As far as the appointment goes, here are 5 things to expect.

Evaluate Oral Health

The appointment starts with a quick review of the patient’s health, especially their oral health. The person answers questions about any changes to their health or medications that they’re taking. They also should describe any pain or issues they’ve experienced with their teeth since their last visit.

Take Dental X-Rays

If the person hasn’t had dental X-rays done in a while, they should expect to get them done during the visit. The X-rays help the dentist see the health of the teeth, bones, gums, and roots to check for any cavities, infections, and other issues.

Inspect Condition of Mouth

Then the mouth is inspected for signs of tooth decay, root decay, gum or bone disease, oral cancer, and other problems. The X-rays help the dentist know where to look in the mouth. If anything is discovered, he or she discusses the plan for treating the problem areas.

Clean Teeth

The dental assistant or hygienist then cleans the teeth. Using various tools, he or she removes plaque from the teeth. In many cases, the plaque and tartar is difficult to remove with brushing or flossing alone. Dental assistants and hygienists receive training on how to use the tools to scrape away tartar without harming tooth enamel. Since it’s difficult to remove all of the plaque at home, it’s important to schedule biannual appointments to have teeth professionally cleaned.

Demonstrate Cleaning Techniques

At the end of the appointment, the patient receives instruction on proper cleaning techniques and tips for better teeth. If it seems that they brush too hard or not enough, they should learn about the right toothbrush and method to use for brushing their teeth. Since most people fail to floss regularly, this is another technique that often needs to be demonstrated to encourage people to do this.

Newborn Photography

Home

There are different styles and methods of posing newborn for a photography session. This should be a caution for amateurs and parents that the final photographs are highly edited and usually a composite of different shots. Anyone not trained or experienced in newborn photography should not try to copy the poses in anyway because it is a potential safety risk for the baby.

Compositing has been proven to be the safest and widely used technique in Newborn Photography. A composite image is created by combining more than one image as a single photo using Photoshop. The pictures are layered on top one another, and the unwanted parts are masked. Composite shots can be achieved by working with the parents or assistant through the sessions. The baby should be supported and looked after by the parents or the assistance all the time.

Here are some of the poses and details how they are finally achieved.

Composite Newborn Poses

Newborn head in hand/chin pose (also called “froggy pose”)

  • A helper should assist you in holding the baby.
  • A bean bag or a soft cushion should be used as a surface for the baby to lie on.
  • The helper holds the baby’s wrists and the back of the head from the right side to keep it stable.
  • Take a series of shots.
  • Repeat the process but this time helper should support from the left side, and then you take your shots.

The multiple shots allows you select the perfect one for editing.
Multiple shots are finally edited to show baby in a cute froggy style pose.

Newborn hold in the air pose

It is important to note here that the baby is not held in the air. Just like other composite images, it is a combination of different images merged to create one final image. To achieve this:

  • Baby is placed on a soft bean bag and the hands of the helper wrapped around the child.
  • Photographer then takes the shot from the top.
  • Final image is rotated and edited to make it like baby was held in the air by hands.

Newborn with siblings pose

Sometimes it’s a bit risky to leave siblings with the baby so a composite shot is done for baby and siblings photo. This pose can be done by first taking an image of the elder brother or sister close to where the baby will lie for his or her shot. Then taking another photograph of the baby alone while being supported by the helper. Both images can then be composited to give a final picture that shows the siblings together with the newborn baby.

Finally, all of the above newborn poses are engineered and shouldn’t be tried by any non-professional newborn photographer. If as a parent you feel uncomfortable with any pose of your baby, raise your voice. It’s a matter of baby safety and should be dealt with a lot of care.

Should I Get Tested

Health

If you have no symptoms, but have had oral, vaginal, or anal sex without using condoms—or you’ve had sex with more than one partner—you should get tested once a year. (A Pap smear is the only screening test for an HPV infection of the cervix.)

Your chances of getting an STD increase when you’ve had unprotected sex or sex with multiple partners. If you continue having sex with multiple partners, you should get tested every six months. And if you’re having unprotected sex, you should take steps to protect each other, such as use a condom, get tested and/or be monogamous. It’s also a good idea for partners to get tested before having sex with each other. This will help them feel more comfortable.

If you’re in a committed relationship and use condoms, get tested once a year. Even though you totally trust your partner, people sometimes make mistakes and cheat. And they often keep it secret, because they want to keep the relationship. So, always be safe.

When you make the decision to get a STD test, do your self a big favor and choose a high quality reliable at home test kits for STDs. With all of the options available, it would be easy to get a test that gives you less accurate results. Factors such as timeframe, exposure type and situational aspects can affect the outcome of your testing results.

After getting tested, be sure to continue using condoms, even if you’re in a steady relationship or using another type of hormonal birth control.
